Case Study – VVI Canopus.

Shove were commissioned by ARCa to produce a Verified Visual Impact study to be used in their detailed stage of the planning application.  A VVI document is a detailed account that illustrates the process taken to accurately illustrate a proposed scheme into a set of pre selected photographs.

Working with land surveyors and photographers we collated the data and implemented our VVi process to ensure our images were accurate not only with the lighting conditions and Architectural accuracy but also the geographical location.

The site will consist of a mixed use development on the Greengate site, bounded by Greengate, New Bridge Street and the River Irwell.  The final development will consist of two towers of 31 and 47 storeys, containing a range of 403 apartments as well as a pool and spa complex on the roof of the 31 storey tower.  There will be a public accessible observation deck on top of the taller tower.

A 230 room five star hotel is also planned within the scheme, as well as a new public square and urban park linking the area with central Manchester.

The design of the towers includes a complex screen system which acts as a solar screen to the building interior.  Shove worked closely with the architects to illustrate the effect this system will have on the light entering the rooms in both the hotel and apartments.

Shove were delighted to hear that the controversial scheme was granted planning permission in December 2007, with work due to start on site in January 2009.
